How to use the window replacement cost calculator
- Count standard windows: picture, single-hung, double-hung, sliders and casements. These are priced by frame material.
- Pick the frame material. Vinyl is the most common replacement; wood and composite cost the most.
- Add specialty windows separately. A bay or bow window is a small project of its own and is priced per unit.
- Add storm windows if you are keeping old sashes and covering them instead of replacing them.
- Tick the permit box if any opening changes size, and enter the area of siding or exterior trim that will need patching.
The result shows the typical total, the range, the cost per window, every line of the estimate and a table of what each source says. Type a contractor’s total into “Your quote” to see whether it is below, within or above the range.
Window replacement cost by frame material
| Frame | HomeGuide | Fixr | Modernize | This Old House | Typical (median) |
|---|---|---|---|---|---|
| Vinyl | $200–$1,500 | $350–$800 (avg $575) | $450–$850 | $472 avg | $615 |
| Aluminum | $175–$1,000 | $200–$800 | $650–$1,100 | $453 avg | $545 |
| Fiberglass | $400–$2,000 | $400–$1,500 | $900–$1,400 | $564 avg | $1,050 |
| Composite | $400–$2,300 | $300–$2,500 | $1,000–$1,800 | $513 avg | $1,375 |

All figures are installed prices per standard window (window plus labor), national estimates read from each publisher’s page in October 2026: HomeGuide (February 2026), Fixr (January 2026), Modernize (September 2026) and This Old House’s 2026 survey of 1,000 window buyers. For each source we take its published average, or the middle of its range when it gives no average, and the calculator uses the median of those four numbers, rounded to the nearest $5, as the typical price. Because it mixes survey averages with range midpoints, treat it as a ballpark rather than an exact figure. The low and high in the result are the lowest and highest of the four source averages, not the extreme ends of any one range.
Why not just the middle of one range? HomeGuide’s vinyl range is wide, $200 to $1,500, and its midpoint of $850 sits above every other source. Fixr puts vinyl at $575 on average, Modernize at $450 to $850 and This Old House’s buyers paid $472. Ten vinyl windows therefore come to about $6,150 typical, with source averages from $4,700 to $8,500. That lines up with Angi’s $6,000 to $9,000 for 8 to 12 standard double-hung windows and Modernize’s $4,200 to $7,500 for ten vinyl windows. Across all materials, Angi’s average is $750 per window, Modernize’s $1,047 and Inch Calculator’s $565, so a quote anywhere in that band is not unusual. Bays, bows, garden and storm windows use HomeGuide’s installed ranges ($2,000–$6,000, $3,000–$8,000, $1,000–$4,000 and $150–$400).
What pushes the price up or down
- Insert or full-frame. A retrofit (insert) window goes into the existing frame and is quicker. Full-frame replacement takes the old unit out down to the rough opening and is the right call when the frame is rotted or out of square. Angi lists retrofit replacement at $100 to $300 per window and full-frame at $180 to $1,500.
- Access. Angi puts standard installation labor at $100 to $300 per window, rising to $600 or more for upper-story or complex work. The calculator does not add this automatically, so use the high end of the range for second-floor windows.
- House age. Angi estimates that older or historic homes add $100 to $500 per window for odd sizes, frame repair and removing old materials, and that hidden structural repairs found during the job can add $100 to $2,000 or more.
- Glass package. Low-E coatings, gas fills and triple glazing cost more and save more energy. ENERGY STAR certifies windows by climate zone, so the right glass in Phoenix differs from the right glass in Minneapolis.
- Exterior repairs. If siding or trim has to be cut back to remove the old frame, HomeGuide prices the repair at $2 to $14 per square foot.
How much of the cost comes back at resale
The 2025 Cost vs Value report from Zonda and the Journal of Light Construction (still the latest edition in October 2026; no 2026 report has been published) prices one specific job: replacing ten 3 × 5 ft double-hung windows with insulated low-E units and trimming the outside to match. The national average was $22,073 for vinyl, with 76% of the cost recouped at resale, and $26,781 for wood, with 70% recouped. That is about $2,200 to $2,700 per window, well above the typical ranges above, because the report prices an upscale package and full professional overhead. Treat it as an upper benchmark rather than a typical bid.
Code and safety points to check
- Bedroom escape openings. The International Residential Code requires an emergency escape and rescue opening in sleeping rooms. Under R310, the opening must give at least 5.7 sq ft of net clear area, at least 24 in of clear height and 20 in of clear width, with the sill no more than 44 in above the floor. An insert sits inside the old frame, so its clear opening can be smaller than the old window’s. Check that a bedroom window still meets these numbers. Your local code may differ.
- Lead paint. In homes built before 1978, paid work that disturbs painted surfaces must be done by a firm certified under the EPA’s Renovation, Repair and Painting rule. Old window frames and sashes are a common source of lead dust.
- Permits. A same-size replacement may not need a permit where you live. Changing the size of an opening usually does; HomeGuide puts the permit at $50 to $200.
Painting the new trim inside? The paint calculator handles the walls and trim, and the door installation cost calculator prices a new entry or patio door if you are doing the openings together.
Sources & assumptions
How this calculator gets its numbers. Full method: our methodology.
- Standard windows: for each frame material we read the installed price per window from four sources (HomeGuide Feb 2026, Fixr Jan 2026, Modernize Sep 2026, This Old House Aug 2026 survey). Each source’s average, or its range midpoint when it gives no average, is its central value. The typical price is the median of the four, rounded to the nearest $5; the range is the lowest to highest central value.
- Bay, bow, garden and storm windows use HomeGuide’s installed ranges, and the headline adds their midpoints. Permits ($50–$200) are added only when an opening changes size; siding repair is $2–$14 per sq ft (HomeGuide).
- All prices are national estimates and vary by region, house and installer. Upper-story or hard-to-reach windows can raise labor from about $100–$300 to $600 or more per window (Angi). That premium is not added automatically.
- The Cost vs Value figures are from the 2025 report, the latest edition as of Oct 27, 2026 (costvsvalue.com still redirects to the 2025 report). They are a benchmark for a specific upscale scope: ten 3×5 ft double-hung windows with low-E glass, simulated divided lites and a custom exterior color.

Frequently asked questions
How much does it cost to replace 10 windows?
About $6,150 for ten standard vinyl windows, using the median of four published sources (HomeGuide, Fixr, Modernize, This Old House); their averages run from about $4,700 to $8,500. Angi puts 8 to 12 standard double-hung windows at $6,000 to $9,000. Wood, large sizes, specialty shapes and upper floors cost more, and prices vary by region.
What is the cheapest window replacement material?
Aluminum and vinyl. Across four sources, a typical installed aluminum window is about $545 and vinyl about $615, compared with about $1,225 for wood.
Is it cheaper to replace all windows at once?
Usually. Angi notes that replacing all the windows at once often lowers the per-window cost, so ask a contractor for bulk pricing before splitting the job into phases.
Do I need a permit to replace windows?
Often not for a same-size replacement, but it depends on where you live. Changing the size of an opening usually needs one; HomeGuide puts it at $50 to $200.
Does window replacement add value to a house?
In the 2025 Cost vs Value report (the latest edition as of October 2026), vinyl window replacement recouped 76% of its cost at resale and wood recouped 70%, as national averages.
